Generally, if you want to make changes to the outside appearance of your property, the chances are you will need planning permission.
If you are in any doubt, it is always best to speak to your Local Authority planning office to double check. A useful tool is to look at the interactive house on the Planning Portal which covers most of the common projects people want to undertake. Many people are unsure as to the processes involved in gaining planning approval and these can vary depending on the type of project you want to do.

Fees
Fees vary depending on the nature of the proposal but a detailed quotation is provided for all projects.
Application fees to the local authority are also required when submitting a planning application and / or building regulations application. These fees will generally be noted within the quotation, but fees to the local authority are a guide and will be confirmed by the local authority on submission of the application.
There is no fee for having a brief discussion about your proposal over the phone. However, due to the complexity of the planning system, I can neither offer a detailed proposal nor a quote for the works over the phone, based on a brief conversation.
If a site visit is needed, depending on location, the charge is a minimum £65 / hour. I can visit your site and then provide you with an email summarising the potential options available to you. Unfortunately, I can no longer provide free appraisals, no matter how simple your project may appear. Each project is individual and can often take a considerable amount of time to assess.
A detailed quotation will provide you with all the information you need to make an informed decision, including any potentially contentious issues. Our aim is to make your application for planning permission as painless as possible.
